An FHA loan is underwritten by the Federal Housing Administration, a federal agency within the U.S. Department of Housing and Urban Development (HUD). None of the money in the loan is provided by the FHA. What the FHA does is ensure that the mortgage is secure in case the borrower doesn't pay their loan. Available to all buyers, FHA loan programs are formed to aid credit-worthy low-income and moderate-income families who do not have the qualifications for conventional loans. Remember, the FHA differs from the VA appraiser panel in that the lender can choose the appraiser.

The rates on FHA loans are generally market rates, while down payment requirements are lower than for conventional loans. The loan programs that the Federal Housing Administration provides are extremely beneficial to buyers with minimal starting income.
